GENERAL INFORMATION
· High Season: January, February, March, April
· Mid-Season: October, November, December
· Low- Season: May, June, July, August, September
· All units are NON-SMOKING unless noted otherwise.
· Condominiums DO NOT ALLOW PETS. A few of our homeowners
allow pets with approval and a pet damage deposit. Please call
for specific information.
DECOR & FURNISHINGS
All properties are privately owned and reflect the taste of
their individual homeowner. Seasonal units are fully furnished
to include basic kitchenware, linens, telephones and television.

CLEANING & HOUSEKEEPING
All properties are cleaned prior to arrival. Tenants are responsible
for the cost of a departure cleaning. Most units have a washer
& dryer, or access to a common area facility. Standard cleaning
equipment is found in each unit for day-to-day upkeep. If additional
maid service is required, special arrangements can be made at
an additional cost.
UTILITIES & TELEPHONE
· WEEKLY RENTALS:
Electric, basic cable, trash service, water and basic telephone
are included.
· 30 to 90 DAY RENTALS:
Electric is included in the rent on most condominiums. Electric
and Pool Gas
are charged at a Per Diem rate for Single Family Homes and Villas.
Basic cable, trash, water and basic telephone are included.
All toll calls are the responsibility of the TENANT. These calls
will be billed directly to the tenants. Phone Blocks have been
installed on many properties, use of credit card is required.
REPAIRS & DAMAGE
Upon arrival, please fill out the inspection report form, noting
any item(s) that are damaged or not in working order. Should
you experience any appliance, plumbing or electrical problems,
please call 566-8989.
SECURITY DEPOSIT
A security deposit is required for each property. Damage or
replacement charges may be deducted from the security deposit.
A refund will be mailed 15 days after departure unless you have
been notified of any claims for damages, missing items or excessive
cleaning or utility charges.
ARRIVALS & DEPARTURES
Check-in time is 3 pm. Two sets of keys will be available for
each unit. Gate/garage openers should be left in the unit upon
departure. Lost or unreturned keys, garage or gate openers will
be charged against the tenant's security deposit. Departure
time is 10 am. Late departure is pro-rated per hour.
RESERVATIONS AND CANCELLATIONS
All reservations must be accompanied by a deposit.
Payment schedule:
· Initial deposit with reservation.
· 1/2 of the total amount is due 90 days prior to lease
commencement.
· Balance is due 60 days prior to lease commencement.
Cancellations and partial refunds may occur ONLY when a parallel
tenant replacement has been secured. All payments must be made
by cash, check or pre-arranged wire transfer prior to arrival.
Payments made upon arrival must be made by cash or certified
check only.
